    管理公司的代表权:
    管理公司代表xx城市花园所有业主/住户,就有关本小区的一般问题上与政府、公共服务公司和各有关维修保养公司进行磋商,其中包括选聘律师或法律顾问,聘用专业人士、顾问、承建商或工人等。

    管理费:
    作为xx城市花园的业主,不论单位是自住或出租,您必须承担各项保养、维修及日常管理费用。管理所需的各项支出包括:公共地方的保养、维修、清洁和照明等费用。此外,渠道及水管的维修费用、电梯的保养费、防火设备的检查费、保安设备的保养费、公共设备的维修费、生活垃圾清理费、职员工资及行政办公费用等均包括在内,所有支出将由各单位的业主分担。

    付款方法:
    各业主采用银行自动扣费,这样可省却麻烦和节省时间,不必按月费时往返,亦可免因为忘记缴费而加收的滞纳金。

    欠交管理费:
    管理费是物业管理服务的收入来源。如业主延期或欠交管理费,不但影响物业管理服务的运作,而且会引致额外支出,例如:追讨滞纳金,律师费等,这些费用将由该单位业主全数负责,故请在扣款账号内备足存款扣费。

    Good management enhances the value of the property. The services provided include security, cleaning, repair and maintenance of the public areas, recreation facilities and club house, roads, landscaping, garbage disposal and ensuring the water and electricity supplies. All of them are aimed to make the Estate an ideal living environment.

    Management Company's Right
    The Management Company will represent all owners /residents of
    the Estate in all dealings with the Government, public utility companies etc. on general matters

    Management Fee
    As owners of Xx CitiGarden, whether the unit is occupied by you or the tenant, you are responsible for contributing to the cost of upkeep, maintenance and the general running of the Estate. All management expenses include the cost of maintenance, repairs, cleaning, upkeep and lighting of all common areas, maintenance and repairs of the sewers, water pipes, other common utilities services, lifts, fire services and other equipment including the ventilation plant in the void, public security and refuse collection services. Management Center's expenses and staff salaries will be borne by all owners. All owners are required to pay your share of the management expenses monthly in advance.

    Method of Payment
    For payment of management fee, owners are encouraged to use the Auto Pay System which saves time and collection charge as result of late payment.
    Defaulting in Payment of Management Fee
    The Management Center carries out the management of the Estate on your behalf. If owners delay in paying management fees, additional cost such as collecting charges, legal fee, etc. may arise which will have to be passed on to you. Please therefore settle the management fee in time.
